In most commercial buildings HVAC (Heating, Ventilation and Air Conditioning) systems account for 40 to 60 percent of total energy consumption. At the same time, initial investment costs of HVAC equipment comprises only 15 to 20 percent of total cost of ownership (TCO). Energy costs may eat up 70 to 80 percent of the annual operating cost of HVAC systems. Regular scheduled maintenance of heating, ventilation and air conditioning (HVAC) systems can increase their efficiency, and a number of studies have quantified energy savings from maintenance.

Most of these studies found that best practices in building maintenance and operations reduce energy use 5 to 30 percent across all climate zones; In contrast, poor maintenance practices can increase energy use by 30 to 60 percent. Repair and maintenance account for about 15 percent of total expenses, predictive maintenance account for between 30 and 40 percent of repair and maintenance, or 4.5 and 6 percent of annual operating cost.
